Selling expenses are added to the basis of the sold property. Because there were many low-interest or interest-free loans that went untaxed, the IRS established applicable federal rates through the Tax Act of 1984. Report 100% of each payment (less interest) as gain from the sale. Treat the $1,000 difference between the mortgage and your installment sale basis as a payment and report 100% of it as gain in the year of sale. Taylor Santiago loaned you $45,000 in 2019 in exchange for a note and a mortgage in a tract of land you owned. Taylor agreed to forgive this $30,000 debt and to pay you $20,000 (plus interest) on August 1, calculate imputed interest 2023, and $20,000 on August 1, 2024. The IRS assumes the mother collects this amount from her son and lists it on her tax return as interest income even though she did not collect the funds.
